QSR Brands Double Down on Tier-2 and Tier-3 India as Franchise Demand Surges
Quick-service restaurant chains are shifting their expansion maps toward Indore, Coimbatore, Lucknow and other emerging cities, where lower rentals and rising disposable incomes are rewriting franchise unit economics.

India's quick-service restaurant (QSR) franchising wave is moving decisively beyond the metros.
Franchise consultants and brand development teams report that a growing share of new outlet signings in 2026 are coming from Tier-2 and Tier-3 cities — Indore, Coimbatore, Lucknow, Nagpur, Kochi and Guwahati among them.
Why smaller cities, why now
Three forces are converging. First, commercial rentals in high-street and mall locations in emerging cities remain 30–50% lower than metro equivalents, sharply improving payback periods. Second, food delivery aggregators have matured in these markets, giving new outlets instant demand visibility. Third, aspirational consumers in these cities are seeking branded dining experiences, and national chains carry strong pull.
What franchisors are offering
Brands are responding with smaller-format models — kiosks, cloud kitchens and compact dine-in formats — with entry investments starting in the ₹20–40 lakh range, compared to ₹80 lakh and above for full metro formats. Royalty structures are also being re-engineered, with several brands offering graduated royalties in the first 18 months to help franchisees ramp up.
| Format | Typical Investment | Space Required | Target Cities |
|---|---|---|---|
| Kiosk / Food Court | ₹15–30 lakh | 200–400 sq ft | Tier-2 / Tier-3 |
| Compact Dine-in | ₹30–60 lakh | 600–1,000 sq ft | Tier-2 |
| Cloud Kitchen | ₹20–40 lakh | 400–800 sq ft | Tier-2 / Tier-3 |
| Full Format QSR | ₹80 lakh+ | 1,200+ sq ft | Metro / Tier-1 |
The road ahead
Analysts expect the trend to accelerate through 2027 as brands race to lock in prime catchments early. For first-time franchise investors, consultants advise focusing on brands with proven supply chains that already serve the target region — cold-chain readiness remains the single biggest differentiator in smaller-city food franchising.
